True Core covers eleven mitigation services across San Diego County, grouped by what actually happens to a building: water gets in, mold grows, fire or storm damages it, and the structure needs securing. Every job runs with IICRC-certified technicians, daily moisture documentation where drying is involved, and an Xactimate scope your carrier can price. We are a mitigation company, so reconstruction is handled by your own general contractor, and we hand them the file to build from. Water & Flood

Water out, structure dry, on record. Emergency extraction, Category 1 through 3 protocols, and metered structural drying with daily logs.

Everything that starts with water where it should not be. Emergency extraction on burst supply lines, failed water heaters, appliance overflows, and roof intrusion. Flood cleanup under Category 3 protocols when the water came from outside or sat long enough to go foul. Sewage cleanup as a biohazard job with full PPE and proper disposal. And applied structural drying on all of it, with air movers and LGR dehumidifiers placed by calculation and moisture readings logged daily against a documented dry standard, so the equipment leaves when the numbers say dry rather than when the calendar says three days.

Mold

Find it, contain it, clear it. Independent testing, negative-air containment, and third-party clearance before we call it done.

Find the water first. Our inspections map moisture and identify the source driving the growth, because remediating without fixing the water just schedules the same job again in six months. Samples go to an independent AIHA-accredited lab and you receive the raw report, not a summary of it. Remediation runs under negative-air containment with HEPA filtration and controlled removal, and a third party performs the post-remediation clearance test. We do not clear our own work, which is what makes a passing result mean something to you, to a buyer, and to an insurer.

Fire & Smoke

Stabilize before the damage compounds. Soot and corrosion control, suppression-water drying, HVAC decontamination, and odor elimination.

Stabilize, then restore. Emergency board-up and roof tarping the same day, photographed before anything gets covered because that record is what your adjuster relies on. Then the two clocks that run after a fire: acidic soot that permanently pits metal and etches glass within 48 hours, and the thousands of gallons the fire department left behind, which is a real Category 2 water loss on its own timeline. We handle soot removal matched to the residue type, corrosion control, HVAC decontamination, hydroxyl and ozone deodorization, and storm-driven water intrusion.

And contents pack-out with barcoded item-level inventory, specialized cleaning by material type, and climate-controlled storage, with non-salvageable items documented for your claim rather than quietly discarded.
