When a structure needs significant repair, the contents have to leave. Pack-out is the process of getting them out safely, documenting every item so your claim is accurate, cleaning what can be saved, storing it properly, and bringing it back when the space is ready.
Contents work prices on volume, the amount of cleaning required, and the storage duration. It is normally billed under the contents portion of your policy rather than the structure portion, which matters because those are separate limits.

A box labeled “kitchen” is not documentation. Some companies still inventory by box count, which is fast for them and terrible for you. When the claim gets adjusted, you are trying to recall from memory what was in a house you no longer have access to, and every disputed item is one you have no way to prove.

Items that cannot be restored get photographed, described, and itemized for your claim before disposal. Throwing away undocumented contents is throwing away the reimbursement for them.

Contents are stored in a controlled environment, not a metal container in a lot. Temperature and humidity swings damage wood, art, electronics, and textiles more than most people realize.

We walk the space with you and sort contents into three groups: salvageable and going out for cleaning, non-salvageable and being documented for the claim, and items you want to keep with you, medications, documents, laptops, valuables, and anything irreplaceable. We strongly recommend you keep jewelry, cash, firearms, and critical documents in your own possession rather than in the pack-out. Everything else gets logged, barcoded, and photographed as it is packed. Expect this to take most of a day on a whole-home pack-out and expect to be present for it.
Items get packed by category with appropriate protection: dish packs for breakables, wardrobe boxes for hanging garments, custom crating for art and oversized pieces, and anti-static handling for electronics. Furniture gets padded and wrapped. Everything is labeled to the room it came from, which is what makes the return delivery orderly instead of a pile in the garage. Transport is in enclosed trucks.
At the facility, items get processed by material and by the type of damage. Hard goods and many electronics components go through ultrasonic cleaning, which reaches detail that hand cleaning cannot. Textiles go through garment and linen processing. Wood furniture gets cleaned and treated, and refinishing is available where warranted. Smoke-affected items go through deodorization, including ozone chamber treatment where appropriate. Each item's status is tracked against the inventory, so you can ask about a specific piece and get a real answer.
Cleaned contents are stored in a climate-controlled, secured facility for the duration of the repairs. Storage duration on an insured loss is typically covered as part of the contents scope. If you need access to something during storage, we retrieve it against the inventory rather than sending you to dig through a container.
When your contractor finishes and the space passes final walkthrough, contents come back. Items are delivered and placed by the room labels from pack-out, furniture is reassembled, and you check the delivery against the inventory before we leave. Anything damaged in our custody is our responsibility and we handle it directly. You keep the complete inventory and photo record as part of your closeout file.

It depends on the scope. If we are doing containment demo or drying in a room, contents need to be out of that room at minimum. Whole-home pack-out makes sense on substantial fire and large water losses. Sometimes a partial pack-out with the rest moved and covered on site is the right call, and it is cheaper. We will tell you which situation you are in.
On a covered loss, contents cleaning, pack-out, and storage are typically covered under the contents portion of your policy, subject to your limits. Storage duration is normally covered for the reasonable length of the repair. We bill it as part of the claim and provide the documentation that supports each line.

Irreplaceable items, photographs, heirlooms, documents, art, should ideally stay with you if they are safe to handle. When they must be processed, they get individual handling and specialty treatment. We are honest about odds: photographs and paper affected by water have a real chance if we get them quickly, and a poor one if they have been wet for a week.
As long as the repairs take. On insured losses, storage is normally covered for the reasonable duration of repairs. If your contractor is delayed for reasons outside the claim, extended storage can continue at a monthly rate, and we will tell you before that transition rather than after.
