Standing water plus live electrical is the most common way people get hurt after a flood, so we check whether power needs to be killed at the panel before crews go in. We identify whether the source has stopped, whether it is still actively entering, and what category the water is. If it entered from outside or backed up from a sewer line, it is Category 3 and the entire job runs under contamination protocols from that moment forward.

    Pumping And Extraction

    Submersible pumps handle depth, truck-mounted extraction handles the rest, including water held in carpet pad and standing in wall cavities and subfloor voids. Crawl spaces get pumped separately, which is the step most companies skip and the reason homes come back with musty smells six months later. This phase is fast and loud and it is where most of the visible progress happens. Timeline runs from 2 hours to a full day depending on volume and access.

    Contaminated Material Removal

    Carpet and pad that took Category 3 water come out, no exceptions. Wet insulation comes out. Drywall gets flood-cut above the documented water line. Particleboard and MDF cabinetry that has swelled comes out. Solid framing, concrete, and most hardwood can be cleaned and dried in place. Everything removed is photographed and logged before disposal because your adjuster pays for what can be proven, not for what you say was there. We set containment and negative air first so demolition does not push contamination into unaffected rooms.

    Cleaning And Antimicrobial Application

    Remaining surfaces get cleaned, then treated with an EPA-registered antimicrobial. Framing, subfloor, concrete slab, and the interior of wall cavities all get coverage. This is not a fogging pass to make the room smell better, it is applied treatment on surfaces that will be enclosed again. Contents get triaged in the same phase: what can be cleaned goes to pack-out, what absorbed contaminated water gets documented and disposed of.

    Drying, Monitoring, And Clearance

  • This is the hard one. Standard homeowners policies exclude flood, meaning rising surface water from outside. That requires separate NFIP or private flood coverage. However, sewer backup is often covered by an endorsement, and interior water from a failed appliance or pipe is covered as normal water damage. We document the actual source carefully because the source determines which policy responds.

  • Carpet pad is an open-cell sponge. Once it takes contaminated water it cannot be reliably disinfected in place, and the IICRC S500 standard calls for removal on Category 3 losses. The carpet itself can sometimes be salvaged and re-laid over new pad if it was a clean-water event, but not with floodwater or sewage.

  • For a contained flood, often you never move out. For a whole-floor flood with Category 3 water, expect to be out during removal and treatment, typically three to seven days before the space is safe and dry, longer if reconstruction is needed. Many policies cover additional living expense during that window.

  • Yes, and it matters more than people think. Raised-foundation homes across older San Diego neighborhoods trap water under the floor where nobody looks. Standing water in a crawl space keeps humidity high in the whole house and will eventually reach the subfloor and joists. We pump it, dry it, and verify it with readings.
