Mold is a symptom. Something is wet, and it has been wet long enough for growth to establish. A useful inspection finds the water source before it worries about the spore count.
Inspection prices on the size of the property, the number of areas under investigation, and how many lab samples the question actually requires. A single-room investigation with two air samples and an outdoor control is a modest number. A whole-house investigation on a real estate transaction with cavity sampling in multiple locations is meaningfully more.

Killing mold without fixing water is a subscription, not a repair. This is the single most common failure in the industry: a crew comes out, removes the visible growth, sprays an antimicrobial, and leaves. Six months later it is back in the same wall, because the slow supply-line weep behind it never stopped.
The corollary matters too. If a company quotes you remediation without ever identifying where the water is coming from, they are quoting a job they cannot finish. Ask them where the water is coming from before you sign anything.

Sometimes the honest finding is that there is no mold problem, the smell is a dry trap or an HVAC issue, and you do not need remediation. We say that. An inspection that always finds work for the inspector is not an inspection.
We start with questions, because the history usually points straight at the source. When did you first notice the smell or the symptoms. Has there been a leak, a slab issue, a roof problem, a washing machine overflow. Which rooms feel worse. Does it change with the weather or when the AC runs. Has anyone in the household developed respiratory symptoms that improve when they leave the house. This takes 10 to 15 minutes and it narrows the search dramatically.
We inspect the suspect areas and the adjacent assemblies: under sinks, behind toilets, around windows, at the base of exterior walls, in the attic at roof penetrations, and in crawl spaces. A thermal camera shows temperature anomalies that indicate wet material behind a finished surface, and a moisture meter confirms whether that anomaly is actually water. We are looking for the source, not just the growth. This is the longest phase, typically 45 to 90 minutes.
Air samples get taken in affected rooms with a matching outdoor control, because indoor spore counts only mean something relative to what is outside that day. Surface samples get taken from visible suspect growth. If growth is suspected inside a wall cavity, we take a cavity sample through a small drilled port rather than opening the wall on speculation. Each sample is labeled, chain-of-custody documented, and sent to an independent accredited lab. We tell you before we sample what each sample is meant to determine, because unnecessary samples are the most common way this service gets padded.
Lab results typically return in two to five business days. You receive the complete report: the raw lab data, photographs, moisture readings, the identified water source, and a plain-language interpretation of what the numbers mean. If remediation is warranted, the report includes a written protocol specifying containment, engineering controls, removal scope, and the clearance criteria that must be met afterward. If remediation is not warranted, the report says that too and tells you what to fix instead.

If there is obvious visible growth on a surface and you already plan to remove it, testing often adds nothing, the IICRC position is that visible mold should be removed regardless of species. Testing earns its cost when growth is suspected but not visible, when you need to know whether spores have spread to unaffected areas, when there is a health or legal question, or when you need documented clearance after remediation.
It is a fair question and you should ask it. We do both, and we are upfront that this creates an incentive to find work. That is exactly why our samples go to an independent accredited lab rather than an in-house bench, why you receive the raw lab data, and why we will tell you when the answer is that you do not need remediation. If you would rather have a fully independent hygienist write the protocol and have us bid against it, that is a completely reasonable way to run the job and we will work to their protocol.
Black mold usually refers to Stachybotrys chartarum, which does produce mycotoxins. But color is not a reliable identifier, plenty of harmless molds are dark and some concerning ones are not. The practical answer is that any substantial indoor mold growth should be removed properly regardless of species, and the health risk depends heavily on the individual, people with asthma, allergies, or compromised immune systems react far more.
The common rule of thumb is that under about 10 square feet can often be handled as a careful cleaning with proper PPE, and larger areas warrant professional containment and remediation. But square footage is not the whole story, mold inside an HVAC system or in a wall cavity feeding air into living space is a bigger problem than a larger patch in a detached garage.
Sometimes, when the mold results from a covered water loss and the inspection is part of establishing that claim. Mold from long-term seepage, deferred maintenance, or humidity is usually excluded, and many California policies cap mold coverage regardless of cause. We document the source carefully because the source determines coverage.
