Remediation prices on the size of the containment, the volume of material removed, the number of days engineering controls run, and whether the HVAC system is involved. HVAC contamination is the biggest swing factor, because a contaminated duct system has been distributing spores to every room in the house and the scope grows accordingly.
Clearance testing is a separate line item paid to the third party, and we keep it separate on purpose so you can see it is not ours.
The demo is the easy part. The containment is what you are paying for. Anyone can cut out drywall. Doing it inside a sealed, negatively pressurized envelope so that the spores released during removal never reach the rest of your home is the technical work, and it is the part that gets skipped when a bid comes in suspiciously low.

Work begins from a written protocol, either from our inspection or from an independent hygienist you hired. We build containment with six-mil poly around the affected area, install a zippered decontamination entry, seal every HVAC supply and return inside the zone, and set negative air machines exhausting to the exterior through HEPA filtration. We verify negative pressure before a single piece of material comes off the wall. Setup runs 2 to 4 hours depending on the size of the zone. Nobody enters the containment without PPE for the duration of the job.
Affected porous materials come out: drywall cut back to a documented margin past visible growth, insulation, affected carpet and pad, and any wood products too degraded to clean. Semi-porous framing and subfloor usually stay and get treated rather than removed. Everything removed gets bagged inside containment and the bag exterior gets wiped before it passes through the decon entry. HEPA vacuums and air scrubbers run continuously. This phase runs one to three days for typical residential scopes.
Remaining structural surfaces get HEPA vacuumed, then damp wiped, then HEPA vacuumed again. Framing that held growth gets mechanically cleaned, sanded or media blasted where warranted, and treated with an EPA-registered antimicrobial. Contents in the zone get cleaned or documented for disposal. This is the phase that separates remediation from demolition, removing material is easy, cleaning what stays is the actual skill. Air scrubbers keep running through this phase and beyond.
If the assembly is still wet, it gets dried to documented dry standard before anything closes up, using the same monitored structural drying process we run on water losses. The moisture source gets corrected in this window: the failed fitting replaced, the flashing repaired, the ventilation added. If the source is a trade outside our scope, we tell you plainly what has to be fixed and by whom before we proceed, and we do not seal the wall until it is done.
With containment still up and air scrubbers still running, an independent third party performs post-remediation verification: visual inspection plus air and surface sampling compared to outdoor controls. We do not clear our own work, and we will hand you the name of the clearance provider so you know it is arm's length. If it fails, we go back in and correct it at our cost. Once it passes, containment comes down and you receive the clearance report along with a written scope of everything removed, which is what your repair contractor rebuilds from.

No, and this is worth understanding. Bleach is mostly water, and on porous materials like drywall and framing the chlorine stays on the surface while the water soaks in and feeds the growth. It also does nothing about the dead spores and fragments left behind, which are still allergenic. Removal and HEPA cleaning is the answer, not a chemical.
A single bathroom or one contained wall is typically two to four days including clearance. A larger multi-room scope or one involving HVAC contamination runs one to two weeks. Repairs by your own contractor add time after that. We give you a schedule up front and tell you promptly if something behind a wall changes it.
Usually not. Proper containment is exactly what makes it possible to stay, the work zone is sealed and under negative pressure, so the rest of the house is protected. You should relocate if the containment covers your only bathroom or kitchen, if the scope is large enough to involve the HVAC system, or if anyone in the household has significant respiratory sensitivity.
Because a company grading its own homework is not verification. Independent clearance is what makes the passing result mean something to you, to a future buyer, and to an insurer. It also protects you: if the test fails, that is our problem to fix, not a judgment call we get to make about our own work.
It depends entirely on the cause. Mold resulting from a sudden covered water loss is often covered, though many California policies cap mold at a specific dollar limit regardless. Mold from long-term seepage, humidity, or deferred maintenance is typically excluded. We document the source carefully, because that documentation is what the coverage decision turns on.
Mold returning in a remediated area means the moisture source was never actually corrected. That is why source correction is part of our scope rather than something we leave to you. If growth returns in an area we remediated and the source was within our scope, we come back.
