What It Costs

Anything that adds a smell is not removing one. Scented foggers, odor bombs, and masking agents work on the same principle as air freshener: they add a stronger compound so your nose stops registering the weaker one. Your nose adapts within a day and the original odor returns, unchanged, because nothing about the source material was altered.

The order of operations is not negotiable: remove the source material, clean what stays, decontaminate the HVAC, treat the residual with hydroxyl or ozone, and only then seal what genuinely cannot be cleaned. Skipping to the end of that list is why odor jobs get done twice.

How It Works

Our Step-By-Step Process

  1. Step 1

    Find The Source

    We inspect where odor is strongest and trace it back. That usually means opening return plenums, pulling registers, checking attic insulation above the affected area, inspecting wall cavities on the smoke path, and checking under and behind cabinetry and appliances. Contents get evaluated separately, upholstery, mattresses, and stored textiles hold odor long after the structure is clean. This phase is diagnostic and it determines everything after. A company that skips it goes straight to fogging, which is why the smell comes back.

  2. Step 2

    Remove And Clean

    Residue-bearing material that cannot be cleaned comes out: saturated attic insulation, affected carpet pad, charred substrate. Everything else gets physically cleaned using the method appropriate to the residue type, dry sponge and HEPA vacuum for dry smoke, solvent cleaning for wet smoke, enzymatic for protein residue. This is the phase that actually removes odor. Every subsequent step is treating the fraction of residue that physical cleaning cannot reach.

  3. Step 3

    HVAC Decontamination

    Supply and return ducts get cleaned, the air handler and coil get cleaned, and filters get replaced. Until this happens the system re-introduces odor into every room each time it cycles, which makes it impossible to tell whether the rest of the work succeeded. On heavy smoke losses, flexible duct is often replaced rather than cleaned because the interior liner holds residue permanently.

  4. Step 4

    Treatment

    With the source removed, treatment handles what is left. HEPA and carbon air scrubbers run throughout. Hydroxyl generators run in occupied or partially occupied spaces, typically over 24 to 72 hours. For heavier residual odor in spaces that can be vacated and sealed, ozone runs for a controlled period followed by a documented airing-out window before re-entry, nobody and no pets go back in until it clears. Thermal fogging is used where residue penetrated into cracks and cavities that no cleaning reached.

  5. Step 5

    Verify, Then Seal Only If Necessary

    We let the space sit and then evaluate it with the HVAC cycling and the house closed up, which is when residual odor reveals itself. If any remains, we go back to step one on that area rather than moving to sealing. Sealing with a shellac-based encapsulant is a legitimate final step on framing and substrates where residue genuinely cannot be removed, but it is a last resort, not a shortcut. Used as a shortcut, it traps odor that eventually finds its way out.

Ozone is genuinely effective and genuinely a respiratory irritant, so it runs only in sealed, fully vacated spaces, with people, pets, and plants out, followed by a documented airing-out period before re-entry. Any company running ozone in an occupied home is doing something unsafe. When the space must stay occupied, hydroxyl is the correct tool.

  • Usually yes, and it is one of the harder odor jobs because decades of residue penetrate everything. Expect a thorough scope: cleaning or replacing porous surfaces, sealing framing, replacing HVAC filters and often flexible duct, and frequently replacing carpet and repainting after a sealing primer. Cleaning alone rarely resolves long-term smoke saturation.

  • Two to seven days for most smoke jobs, running concurrent with cleaning. Heavy structural fire odor takes longer and continues through reconstruction, since sealing and new finishes are part of the final result. Cigarette and protein-fire odor are the slowest.

  • It will help while it runs and it will not fix it. Consumer purifiers filter airborne particulate but do nothing about residue bound to surfaces and inside cavities, which is where the odor is actually coming from. It is treating the symptom at the lowest possible intensity.
