Surface dry and structurally dry are different things. Drywall can feel dry to the hand while the bottom plate behind it still reads 28 percent moisture content, which is comfortably inside the range where mold grows.

The Reason The Log Matters

A drying log is the only proof the job was done. Once drywall goes back up, nobody can tell by looking whether the framing behind it was at 12 percent or 25 percent when it got closed in. If mold appears eighteen months later, the moisture log is the document that establishes what the structure actually read on the day it was sealed.

That file also matters when you sell. California requires disclosure of known water damage. Handing a buyer a complete drying file with verified dry standard is a very different conversation than telling them a guy came out with some fans.

Air mover count and dehumidifier capacity are calculated from the cubic footage, class of loss, and materials involved per IICRC S500. Under-equipping stretches the job for days. Over-equipping runs your bill up for nothing. Both are common.

LGR And Desiccant Dehumidification

Low-grain refrigerant dehumidifiers pull moisture down to levels standard units cannot reach, which is what actually dries framing rather than just the room air. Desiccants come out for hardwood, plaster, and low-temperature situations.

  1. Step 1

    Establish Dry Standard And Drying Goal

    Before any equipment turns on, we take moisture readings from unaffected areas of the same structure, same materials, to establish what dry actually means in this specific building. A San Diego home in August has a different baseline than one in January. That baseline becomes the target. Without it, drying is guesswork and nobody can say when the job is done. We also log the starting temperature, relative humidity, and grains per pound so we can measure progress against real numbers.

  2. Step 2

    Calculate And Place The Equipment

    Air mover count comes from the affected square footage of floor, wall, and ceiling. Dehumidifier capacity comes from the cubic footage and the class of loss. We place air movers to create a directed vortex along wet surfaces rather than pointing them at puddles, and we set dehumidifiers where they can pull the whole loop. If the loss involves hardwood, cabinets, or wall cavities, specialty systems go in during this phase. Typically 1 to 2 hours for placement on a residential loss.

  3. Step 3

    Daily Monitoring And Adjustment

    A technician returns every day. Moisture readings get taken on every affected material at marked locations, so we are comparing the same spot day over day, not wandering around with a meter. Psychrometric readings get logged. If a material is not dropping, we reposition equipment, add capacity, or open the assembly to find out what is holding water. Materials that reach dry standard get their equipment pulled and reassigned rather than left running. Each visit runs 20 to 40 minutes.

  4. Step 4

    Verify And Demobilize

    When every affected material reads at or below dry standard on consecutive daily checks, drying is complete. We do not pull equipment on a single good reading, because materials can rebound as bound moisture migrates outward. Once verified, equipment comes out and we walk the space with you. You get the full documentation package: daily logs, psychrometric charts, equipment records, and photos. If anything was removed to get the structure dry, it is itemized in writing so your repair contractor knows exactly what has to go back.

  • Drying is a rate process. Every time the equipment shuts off, the humidity in the space climbs back up and moisture that had migrated to the surface goes back into the material. A few hours off can cost a full day of progress. Yes, it runs at night. Yes, it is loud. It is the shortest path to the equipment leaving.

  • Almost never in San Diego. Outside air near the coast frequently carries more moisture than the air your dehumidifier just conditioned, so opening up the house feeds humidity back into the structure and works directly against the equipment. We tell you specifically if outside conditions ever favor ventilation, which is rare here.

  • Three to five days for most residential losses. Hardwood, plaster, multi-layer flooring, and crawl spaces run longer, sometimes seven to ten days. The honest answer is that it takes as long as the moisture readings say, and you will see those readings daily so it is never a mystery.

  • Yes, noticeably, for the days the equipment runs. On an insured loss the carrier typically reimburses the power consumption as part of the mitigation scope. We log equipment run time, which is what supports that line item.

  • Some assemblies cannot be dried in place: saturated insulation, swollen particleboard, multi-layer flooring with moisture trapped between layers. When readings stall, we open the assembly and look. If it is not going to dry, it comes out and gets documented for the claim rather than sealed up wet.
